Steps in the buying process.
From making an offer to collecting the keys — what to expect when Floreat Settlements acts as your settlement agent.
Buying? Speak with us early.
A short conversation before you make an offer can identify title restrictions, strata levies, and stamp duty concessions you may be entitled to as a first-home buyer, pensioner, or off-the-plan purchaser. It costs nothing, and avoids surprises later.
From offer accepted to keys in hand.
First steps
Before making an offer, contact us to discuss the property, the type of title (green title, strata, survey-strata), finance timing, and any first-home buyer concessions you may be entitled to. We'll outline the process and our fee.
- Pre-purchase consultation
- Title type explained
- First-home buyer concessions discussed
When we receive the contract
Once your offer is accepted and the contract forwarded, we review every clause — finance dates, building and pest inspection conditions, special conditions — and confirm receipt with you, your agent and your broker.
- Contract review
- Conditions and dates confirmed
- File opened
During the waiting period
We conduct the necessary searches: title, encumbrances, council rates, water rates, and where applicable strata information. We calculate adjustment so that rates and taxes are split fairly between buyer and seller on settlement day.
- Title and rate searches conducted
- Strata information requested if applicable
- Adjustments calculated
Stamp duty & finance
We confirm finance approval with your lender, prepare and lodge stamp duty documents, and apply any concessions or exemptions. Stamp duty must be paid before settlement — we coordinate the timing with your bank.
- Finance approval confirmed
- Stamp duty assessed and lodged
- Concessions applied where eligible
Settlement day
We attend settlement on your behalf, the bank settles its loan, the seller receives payment, and the title transfers to you. We confirm the result the same day and authorise your real estate agent to release the keys.
- Settlement attended
- Title transferred to your name
- Agent authorised to release keys
After settlement
We notify council, water and any strata manager of the change of ownership. The title is registered with Landgate in your name. We retain your file securely for the period required by law.
- Authorities notified of your ownership
